Investment Programs

Currently, our strategic focus is on three acquisition programs:

Partial Sale-Leaseback
We seek to acquire vacant and/or short term leased office and warehouse corporately-owned properties for repositioning or redevelopment.

Value Maximization/Co-Investment
We seek to partner with owners of “stressed” real estate, providing fresh capital and a fully integrated operating platform to structure and execute a value-maximization strategy for the asset (in lieu of a potential “fire-sale” at current market prices).

Of particular interest to special servicers/lenders, has been our “Participating Mezzanine Program,” where we provide funds to restructure an asset’s existing capital stack and share in the value created. Importantly, these mezzanine investments can be made in less than $5M increments.

Opportunistic Acquisition
We are looking to acquire well-located vacant office and warehouse properties. In addition, we seek the acquisition of REO from lenders, equity interests and mezzanine debt positions in overleveraged assets; and portfolios from fund managers seeking to close out legacy funds.
